Consistent, simple maintenance of these seals prevents the vast majority of water-related display failures, focusing on visual checks and gentle care rather than complex procedures.
Walk the perimeter of your display at least once every month, paying close attention to the condition of the rubber or silicone seals. Look for any sections that appear stiff, cracked, or have pulled away slightly from the frame. Use your fingers to feel for brittleness or tackiness that wasn't there before. Catching these changes early is the most effective form of maintenance.
Clean the surface of the seals during your regular display cleaning routine, but use a separate, gentle method. Wipe along the length of the seal with a soft cloth slightly dampened with only water or a mild, non-oily soap solution. Immediately dry the seal completely with a second clean, dry cloth. Avoid spraying any cleaner directly onto the seal, and never use petroleum-based solvents, abrasive pads, or high-pressure water jets, as these can accelerate drying and cracking.
After cleaning and drying, apply a very thin, even layer of a UV-protectant rubber conditioner designed for outdoor use. These products help replenish oils that evaporate over time, keeping the material flexible. Use a clean, lint-free applicator pad and wipe off any excess after a few minutes to prevent a greasy film from attracting more dust. This step is especially important for displays in areas with intense sunlight.
For small sections where the seal has detached from the frame but the material itself is still flexible, you can often re-adhere it. Thoroughly clean and dry both the frame channel and the back of the seal. Apply a thin line of a clear, flexible, outdoor-rated adhesive recommended for the specific seal material. Press the seal firmly back into place and use low-tack painter's tape to hold it for the adhesive's full curing time, as specified by the product.
Prevent physical damage by ensuring nothing regularly rubs against or impacts the seals. Trim back any nearby foliage, and make sure access panels, doors, or other moving parts do not pinch or scrape the seals when operated. During seasonal preparations for high winds or storms, check that no part of a tied-down cover or reinforcement strap is putting direct pressure on a seal, which can deform it permanently.
Understand that all seal materials have a finite lifespan. Even with perfect care, exposure to ozone, UV radiation, and extreme temperatures will eventually cause hardening and loss of elasticity. Keep a record of your inspection dates and findings. When a seal shows widespread fine cracking, significant shrinkage, or permanent deformation, plan for its replacement as part of scheduled maintenance, rather than waiting for it to fail completely and cause a leak.
Perform a more detailed seal inspection twice a year, at the transitions into your region's most demanding seasons. Before the hot, dry summer, focus on checking for signs of UV damage and excessive drying. Before the wet, cold season, focus on checking adhesion and flexibility to ensure the seal can handle thermal contraction and water exposure.
After any severe weather event, such as a major storm, hail, or a period of extreme heat, conduct an extra inspection. Look for new gaps that may have opened up due to frame flexing, or for any debris that may have become embedded in the seal. Gently remove any embedded particles with a plastic pick to prevent them from creating a permanent channel for water.
If your display is in a coastal environment, pay special attention to salt buildup. Salt crystals are abrasive and can accelerate wear. During your cleaning routine, be sure to gently wipe salt residue off the seals. You may need to condition the seals slightly more frequently, as salt air can accelerate the drying-out process. A visual check for white, powdery residue should be part of your monthly routine in these areas.
